Urban League of Philadelphia First Time Home-Buyers Grant
The Urban League of Philadelphia offers a $1,000 Grant for closing cost assistance to First Time Homebuyers. This grant is available on a first-come, first-served basis and requires completion of housing counseling through approved agencies like Congreso, HACE, or the Urban League of Philadelphia.
MORTGAGE DEFAULT & DELINQUENCY
We'll help you prevent foreclosure by investigating delinquency causes, reviewing your budget, and working with your lender. Our HUD-Certified Counselors can assist you with loan document review and loss mitigation options, as well as HAMP and HEMAP loan workouts.
UTILITY ASSISTANCE
ULP’s Housing Department is an intake site for UESF (Utility Assistance Grant) which provides financial assistance to low income individuals and families who are facing utility terminations or who have had their utilities shut off.
We provide referral service for any issue regarding tangled titles and deed transfers. Our staff has an extensive list of resources for homeowners, heirs, and rental topics.
ANTI-PREDITORY LENDING COUNSELING
ULP focuses on predatory lending prevention, review of existing loan documents to determine if the loan contains elements which are predatory in conjunction with the application for a home equity loan, home improvement loan or refinancing existing loans.
TAX LEIN COUNSELING
At ULP, we provide budget counseling for homeowners behind on their property taxes; advocate and negotiate hardship payment arrangements with firms collecting tax liens.
$2000 In Down Payment and Closing Costs.
First-time homebuyers of color can receive $2,000 to assist with down payment and/or closing costs through the Philly5000 program funded by Wells Fargo. Applicants must complete a homebuyer program through organizations like Congreso, HACE, NKCDC, or the Urban League of Philadelphia.
K-Fit Loan
K-Fit is a FORGIVABLE loan program available in conjunction with PHFA's Keystone Home Loan Program. Eligible applicants can receive up to 5% of the purchase price with no maximum dollar limit. The loan is forgiven at 10% a year over 10 years, and applicants must meet specific guidelines including a minimum FICO score of 660 and completion of housing counseling.
